But why would you want to know the age of your roof? Your roof age directly affects your homeowner’s insurance premiums. It will determine if you have a Replacement Cost Value (RCV) or an Actual Cash Value (ACV) coverage. Once a roof passes a certain age threshold, typically between 10 and 20 years depending on the material and insurer. ACV factors in depreciation, which means an older roof yields a significantly smaller payout after a storm.

Other than insurance, your roof age can play a major role in the value of your home during the sale process. Buyers and inspectors tend to want an clear answer on the age of your roof. Plus, a buyer who is applying for a mortgage will also need to know the answer so they can give it to the lender.

In addition to checking the property’s building permits at the county office or reading through the seller’s disclosure records, you can also inspect the shingles for signs of aging. Here’s what to look for at different stages of aging:

  • 5–10 years:Shingles lie flat with minimal granule loss. Color remains relatively uniform. Flashing and sealant appear intact.
  • 10–15 years:Noticeable granule accumulation in gutters. Minor curling at shingle edges begins. Some discoloration or algae streaks may appear.
  • 15–20 years:Visible curling, cupping, or cracking across multiple shingles. Bare spots where granules have worn away. Flashing shows rust or separation.
  • 20+ years:Widespread deterioration including missing shingles, exposed roof mat, sagging areas, and moss or lichen growth.
